- Answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.
- Property Showings: We will see all homes that fit the criteria in the entire MLS.
- Property Details of the Disclosure and inspection reports will be reviewed.
- Strategize negotiation with a cpmpetitive anlysis of closed and active properties.
- Preparing an offer: You will a professional presentation delivered to the owner and their agent.
- Do you need a survey, a home warrenty, and an appraisal? Survey's are highly recommended now, many builders did not survey their lots in the last 10 years as banks did not require them. I feel appraisals are necessary to protect your investment even in a cash sale.
- Home inspections are very important, I have a local list of certified inspectors who are professionals. I will work with you to request the seller remedy the items you specify.
- Final Walk-Through before you close- this is such a great time to see the home you will move into in just a few days. We will check together to see that all items have been repaired from the contract requests.
- Closing of your new house: I will communicate with you every step of the way so you are aware of the progress of your transaction for a timely closing.
- After you close. I will be contacting you to make sure that you don't have questions and to see what other resource people you need to mainitain you new purchase.
- Rental? If you need temporary housing to bridge the gap between moving and purchasing - let me give you some suggestions and I will utilize different rental agencies to help you find the best spot to use for this time.
Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late.
- Obtain a pre-approval letter or a letter certifying you have cash funds to close on a transaction before you look at property, seller want to know that you can afford their house. These letter must accompany all purchase offers for you to be successful.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Determine you have the funds saved for your closing costs, I can help you obtain this from a potential lender.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Choose a REALTOR® that you trust and who understands your needs.
- Determine what neighborhood best matches your needs.
- Identify important features you need your new home to have.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
- Survey fees. Home inspection fees, additional inspection fees such as roof, heating/ cooling and other options you may want.
